The Gujarat Real Estate Regulatory Authority (GUJRERA) has initiated actions against over 25 developers in Ahmedabad, Rajkot, and Surat for marketing projects without the necessary approvals. A fine of Rs 1.5 lakh has been imposed on a developer in Ahmedabad.
Penalties across Ahmedabad
To date, 11 developers in Ahmedabad are facing fines for employing the ‘Expression of Interest (EoI)’ tactic, promoting their properties through various advertising mediums, according to sources familiar with the matter.
Mirror spotlight spurs action
Following a report by the Ahmedabad Mirror on April 8, which criticised the use of EoI for selling properties, GUJRERA has escalated its enforcement actions. The regulatory body is also planning to monitor social media platforms where developers and real estate brokers continue to advertise properties without an official GUJRERA number — a clear breach of regulations.
“Upon discovering the EoI tactic among other illicit marketing strategies for selling unregistered or pending RERA approval projects, we issued legal notices,” a senior GUJRERA official told the Mirror.
“We will continue these suo motu raids and act against these developers and realtors. So far we have sent notice to 11 developers from Ahmedabad, 13 from Rajkot and one in Surat in the past few days,” the official added.
Broad enforcement across city zones
Notices have been served to projects in both the eastern and western parts of Ahmedabad, including areas like Gandhinagar. Noteworthy among them are projects such as Venue 82 in Shilaj, Ananta Arise opposite Nirma University, and Arise Vibrant in Chharodi in western Ahmedabad.
Meanwhile, Aristo The Opus & Atmantan scheme near Gota Bridge was penalised Rs 1.5 lakh for putting hoarding without RERA registration.
In the eastern part of the city, Prakruti Residency in Vastral, Elegance in Jundal, Rajvi Exotica in Nikol, and Ganesh Valencia in Naroda have been notified. Additionally, Pushkar Industrial and Logistic Park in Changodar and Shikhar Shahjanand in the Sargasan area of Gandhinagar have also received notices.
